How to Attract More Clients As A Realtor by Understanding the Latest Migration Trends

As a realtor, you know how important it is to stay on top of the latest trends in the real estate market. Knowing what homebuyers want and where they are moving can help you find more clients and close more deals. That’s why you should pay attention to a new study by online real estate brokerage Redfin.com, which shows the most popular and unpopular cities for homebuyers in the U.S.

The study analyzed 100 metro areas based on the number of property searches on Redfin’s website for the three months ending June 2023. It calculated the net inflow and outflow of searches, which measure the difference between the number of people looking to move into a city and the number of people looking to leave.

The study reveals that one in four U.S. homebuyers are searching for a home in a different metro area than where they currently reside. This is the highest percentage since 2017, when Redfin first started tracking migration data.

What is driving this trend? The study suggests that homebuyers are motivated by two main factors: affordability and climate. Many homebuyers are leaving expensive coastal cities like New York or Los Angeles and moving to cheaper and warmer places in the South and Southwest, such as Las Vegas or Phoenix.

The study also found that remote work and rising mortgage rates are contributing to the migration trend. With more flexibility to work from anywhere, many homebuyers are choosing to live in places that suit their lifestyle preferences and budget constraints. Moreover, with mortgage rates reaching 20-year highs, many homebuyers are looking for ways to reduce their housing costs.

How can you use this data to attract more clients? Here are some tips:

  • If you are a realtor in one of the popular cities with a high net inflow of searches, you have a great opportunity to market your services to out-of-town buyers who are looking for homes in your area. You can use online platforms like Redfin.com or Zillow.com to showcase your listings and reviews, and reach out to potential buyers who are searching for properties in your city. You can also use social media, blogs, podcasts, or videos to highlight the benefits of living in your city, such as the low cost of living, the warm weather, the culture, or the amenities.

  • If you are a realtor in one of the unpopular cities with a high net outflow of searches, you may face more competition and lower demand for your services. However, you can still find clients who are looking to sell their homes and move to another city. You can use online platforms like Redfin.com or Zillow.com to find sellers who are listing their properties in your city, and offer them your expertise and assistance in selling their homes quickly and efficiently. You can also use social media, blogs, podcasts, or videos to showcase the positive aspects of your city, such as the history, the diversity, the attractions, or the opportunities.

  • If you are a realtor who is willing to relocate or expand your business to another city, you may want to consider moving to one of the popular cities with a high net inflow of searches. You can use online platforms like Redfin.com or Zillow.com to research the real estate market and trends in your target city, and network with other realtors who are working there. You can also use social media, blogs, podcasts, or videos to introduce yourself and your services to potential clients who are looking for homes in your target city.

The migration trend is likely to continue as more people have the opportunity to reshape their lives in both personal and professional ways. As a realtor, you can use this trend as an advantage by understanding what homebuyers want and where they are moving. By doing so, you can increase your visibility, credibility, and profitability in the real estate market.
